Design & BOQ
Review design drawings (or develop them with you), prepare detailed Bill of Quantities, confirm material selections and issue fixed-price proposal.
Approvals & Mobilise
Submit fit-out drawings to DM or the relevant authority. Mobilise on approval — site hoarding, protection and programme kick-off meeting.
Construction
Civil, MEP first fix, partitions, ceilings, MEP second fix, finishes — executed in sequence with daily site management and weekly client updates.
Snagging & Handover
Full snagging inspection, all items cleared, authority inspection, occupancy permit obtained and keys handed over with as-built drawings.

Frequently Asked Questions
Do you handle Dubai Municipality fit-out approvals?
Yes. We prepare and submit fit-out drawings to Dubai Municipality (or the relevant free zone authority) and manage the approval process. Occupancy permit is included in our standard handover package.
Can you fit out a warehouse or industrial facility?
Yes. Industrial fit-out is a significant part of our portfolio — mezzanine floors, fire-rated partitioning, epoxy or industrial floor coatings, office build-outs within warehouse shells, and MEP upgrades for production facilities.
Do you provide fit-out design drawings or do we need an architect?
We can work from an existing architect's drawings or develop design in-house for standard office and warehouse layouts. For DM submissions, we produce the necessary technical drawings and NOC packages.
Can you upgrade labour accommodation to current DM standards?
Yes. Labour camp upgrades are a common scope for us — bathroom block upgrades, kitchen facilities, electrical safety works, fire detection, and space compliance to DM's Labour Accommodation Standard.
What flooring options do you offer for commercial fit-out?
We install epoxy coatings, large-format tiles, polished concrete, carpet tiles, LVT vinyl, timber flooring and raised access flooring. Material is selected based on traffic loading, aesthetics and budget.
How long does a typical office fit-out take in Dubai?
A 500–1000 m² office fit-out from shell and core typically takes 6–10 weeks depending on complexity. We provide a detailed programme before contract award so you can plan your move-in date confidently.
